With the cooler wetter months here and winter season rapidly approaching one of the things we should be considering is the state of our roof. But, why? In this post, we look at the importance of roof maintenance when carrying out general home maintenance. The short and simple answer is, if you look after your roof it looks after you. Let’s look at this in more depth and look at how keeping on top of this will benefit you.

There are various reasons you need to keep on top of roof maintenance and make sure you keep it in good condition.

Let’s take a look at them:

Increase its Lifespan

Because the roof is such an important part of the home, you really need to make sure that you are ensuring it is in good condition so that no issues arise. By maintaining your roof. it helps to prolong its lifespan. This in the long run has financial benefits as it ends up helping you save money on internal repairs that might result from a poorly maintained roof. There are various things you can do to help this including cleaning out dirt, moss, and leaves from gutters, gutter repairs, checking for leaks, and replacing slates or tiles that have cracked, broken, or come loose. A yearly check can by a professional can be the best way to keep on top of things.

Save Money

This is one of those areas where spending a little money upfront actually means that you will save a lot further down the line. If you keep on top of your roof repairs, it allows you to catch potential problems early. You are then much less likely to have to spend money on bigger repairs later on, or on a whole roof replacement, which would obviously cost you even more. For this reason, being aware of the state of your roof and keeping on top of maintenance will help keep down costs in the long run.

Boost Curb Appeal

Curb appeal is simply the measure of how attractive the property is when viewed from the curb. If your roof is properly maintained this will be noticeable. It can have a positive impact on the overall look of your home. It is also a good way to increase a property’s value when you are trying to sell your home. It’s one of the first things a prospective buyer will notice. By making your home more aesthetically pleasing it can help increase its overall value.

If there are slates and tiles missing, or the roof is dirty or mossy, then this is not going to give the best whole impression of the property. Whereas, keeping on top of your roof and making sure that it is fixed and repaired and looks its best, your curb appeal is going to increase significantly, thereby improving the value of the home.

A leak from the roof that goes unnoticed can cause problems in the home. As well as causing water damage, this could also result in mould forming. Mould is potentially hazardous to health as it can trigger an allergic reaction in some people resulting in runny noses, sneezing, rashes, and in some it causes asthma attacks. Some mould spores can be toxic so it’s best to stop it from forming rather than having to manage it after.

Energy Efficiency

A well-maintained roof will not only keep out the rain and wind but will also help keep the home better insulated. A poorly maintained roof will not perform efficiently in these areas and it will end up being far more costly to keep your home warm over winter and will also mean you will need to pay for repairs from water damage.

    Omg this is so true.:: a few years ago some tiles came loose on our roof and water poured in and made such a mess everywhere x

    Yes, having a proper roof is a must. Ours started to leak a bit which was why we got it replaced. We should have been checking to make sure that didn’t happen to begin with. Lesson learned.

    This is important and often something we forget about, we are trying to get someone to come and sort out 3 tiles that need replacing or putting back into place which is not that easy as no one wants to do it.

    I am always worried about roof issues since I have had so many over the years. A weird upside to having trees fall on your house several times is that you keep getting new roofs and they never get old. This is the case for us.

    Agree with your post 100%, one of the first things we changed when we moved to our home was the roof to stop mould growing and add insulation to keep the house warm.

    In our home, we faced leakage issue every alternate week during the rainy seasons. After about four months, our landlord fixed the issue of roof! Seriously, as a homeowner, we must check the roof condition and fix all issues at the earliest.

    Finding a decent roofer or any tradesman at the moment is a blooming nightmare. Just trying to get someone to turn up and give you a quote is a challenge.
