Many have a flat roof somewhere on their home. It may be on top of a garage, roof extension, etc. A well-built flat roof should last around a decade. Yet, like all other roofing types, a flat roof will need replacing when signs of wear and tear begin to appear. There are some obvious clues and others that are more subtle that clearly indicate it is time for a replacement but knowing what to look for is part of the battle. So, when should you replace your flat roof?

Flat Rooves
Flat rooves are flexible in the various places they can be used which is great. These are less costly to install and replace compared to a sloped roof. They are also very easy to maintain. The reason you’ll need to make sure you do your checks as time passes is that they can be costly to repair. They are a far more energy-efficient alternative to a flat roof. These types of rooves are normally slightly sloped to help water drain away and reduce the risk of damage by water pooling.
When Should You Replace Your Flat Roof?
When it’s Old
If the roof structure has been in place for longer than ten years, it is probably about time for a proper inspection. Some flat rooves may surpass this expectation and go on to live another ten years at most, but generally, this is around the time that the cracks start to show. This is especially relevant with old buildings that have been passed between owners frequently. As roof repairs are costly people tend to avoid them or put the work off until it is absolutely necessary. This can however cause problems if put off for too long.
When There are Problems with Drainage
Flat roof types are vulnerable to drainage issues because of the way that they are built. There is a real risk to the inside of the property if water begins to gather in pools or downspout structures stop working properly. It is easy to tell if the drainage structures are compromised. Check for a build-up of moisture inside, mould or mildew hanging about, and consistent blockages due to leaves, gushing drains, or cracks around the pipes. These are all warning signs that your roof is not performing as it should be. This can lead to leaks around the interior which leads to a whole new world of damages that you must avoid at all costs.
The Material is Outdated
There are lots of different materials used for roofing. A majority of older, flat roof types tend to be concrete or similar. This is not great for the environment nor for sustainability factors for the
building. That is why switching to something like polycarbonate roofing sheets would be beneficial. Not only is a polycarbonate sheet far more eco-friendly, but they are superior in durability too. Be careful where you source it from. Red flags for flat roofing include any size of crack that has appeared. Regardless of how small or wide, a crack needs addressing. The whole structure is at risk of falling or breaking if a crack is left to fester. Sometimes, there is an underlying cause that a professional roof inspection should be able to determine for you. Flat roofs are cheaper than alternative styles because they use fewer construction materials and time. However, they are not unique in the sense that they too require maintenance and repairs. If enough time has passed (ten years), the day is here to book a roof inspection to avoid any unnecessary damage to the internal structure too.

We had to replace our roof when we got a leak. That wasn’t fun. But luckily insurance covered it!
Oh no. That can be a nightmare especially when you get internal damage too.
I have to admit not being a home owner I have never thought about replacing a roof – it is always good to know the signs though so you can spot them and let the right people know.
It does help to know what to look for. Most will get a company in to check so it’s done properly.

This was an interesting read. I have a traditional roof, so I’ve never really thought about flat roof replacement before. There’s a lot to take into account.
These can be a good option depending on the amount of rain where you live.
So flat roofs need to be replaced more often than sloped roofs? That makes sense, really. Sloped roofs probably are less prone to damage.
It can depend on how well they are installed too.
We actually do not have a flat portion of our roof on this house. Our old house had one, though, but we didn’t live there long enough to need to replace it. We did just have this roof redone, though, as it was showing signs of wear and wanted to do it before any major issues.

I live in an older built home, so this post has definitely got me thinking that I should probably have mine looked at fairly soon. The Realitor who showed me the place told me it had been worked on within the last 10 years; but it never hurts to be safe right? Thank you for the advise!

I’m thankful that my roof is new. It was replaced shortly after I bought my house. It was a rental I was renting at first. I’m glad my roof isn’t flat either. Less problems that way.
Sloped rooves also have their fair share of problems and can be far more costly to repair.

Great info! We had to have our home re-shingled recently and they replaced a few spots that needed new wood as well. So important to keep up on.

Great post and tips here and where we live we have to have a strong angled roof to handle all of the snow. I think an angled roof is always a better option than a flat one as water just sits there which is never good.
They are used on some buildings generally not for the main home roof. It also depends on the rainfall where you live if they will work well or not.
We really need to replace ours. It’s both old and outdated.

We have a flat roof on our garage and we replaced it this Fall. I prefer always to check our roofs during the warm season.
It can be easier and safer to check when it’s dry and the weather is better.
Flat roofs would definitely not last here, where snow and ice could cause cave ins. I can see how a flat roof could be prone to damage.

We have a partial flat roof, a regular A frame and a thatched roof over our porch. I’ve been worrying about replacing the thatched. but never even considered the flat roof would need replacing!
