It’s important to identify areas that can be improved within a home and on the accompanying land on which it is located to ensure you get the highest market value. Some of the issues that may affect property value include:
Structural Issues
There are a range of issues that may arise under this category, all of which can be addressed, but at varying costs. One such problem is rising damp. This occurs when moisture travels up a buildings walls from the ground. Depending on how serious this is, it can cause damage to wallpaper, plaster, and when serious to the brickwork of your. This moisture can cause black mould to grow. This can spread to nearby timber resulting in wet and dry rot. It can also cause respiratory issues and health issues for those with allergies.
Subsidence is another issue that may occur. This can occur after dry spells, or if there are a number of trees or shrubs absorbing a lot of moisture form the soil. It can also be caused by leaking pipes and drains etc. Subsidence can cause cracks in walls, ceilings, and foundations, sinking or sloping floors, warped door and window frames so they don’t close properly etc. The cost of repair can vary depending on the cause and severity.
Drainage and gutter problems are also an issue and can cause damage to your property affecting its value. This can cause the similar issues as those that result from subsidence as well as sewage back ups, awful smells, water pooling around foundations, leaking into basements and more.
