(collaborative) Here we look at The Basics for Selling Your Home and things you will need to be aware of.

Many of us will need to find a buyer for our existing home before we are able to follow through with a purchase of another.  It’s a long winded process and many a time individuals find that they lose the property they wanted as they may not have found a suitable buyer for their own home in time.  Chains can cause a problem which is why sometimes the faster you can sell your current home the better.

There are different routes you can consider.  Either fix up your property to get top whack, or sell it as a project and at a lower rate to allow for what you would have paid to fix it up.

Even if you do allow for the fact that the home needs work when pricing, often offers may come in that are lower than your desired amount.  For those with the time and patience, it can be beneficial to improve the look of the property to ensure you receive reasonable offers for your home.  The property is more likely to sell if it stands out in a good way.  Most times this can work but you must consider making any refurbishments ones that will appeal to many rather than a select few.

What approach you need to take depends on how quickly you need to sell.

In a Hurry? Consider A House Buying Company

There are always ways of selling every property. You may see adverts saying something along the lines of “we buy any house”.  This is an option to consider if you really need a quick sale. The price offered will be lower but then you won’t be paying estate agents or solicitors fees. It all depends on how fast you need to sell.

Is Your Home in a Sought After Area?

We’ve all heard the phrase location, location, location. It’s mentioned a lot, in regards to sales and purchases.  It’s one of the main factors that can get you a great price for your home. Even if the home needs a lot of improvement work, if the area is good, the price is reasonable then it shouldn’t be too long before you make a sale. This is the main area to highlight when advertising the property.  Is it near a popular school, transport links, shops etc?  These will entice people to get in touch for viewings and before you know it you’ll have offers coming in.

Some People Want Fixerupers

You can spend a fortune on improving your home, but it might not do you any good. This is because some people want a dream home rather than just somewhere to live. Your improvements may not be to others taste and may affect the offer they decide to make on your home. Many want to put their own personal touch on their home and a blank canvas can often be the way to go in these cases.  If there is potential for extension then this can add to the property value.

Be aware of property developers that buy for a quick profit.  They may be able to make payment quickly but in most cases offer much less than the value to increase their profit.

Some Will Want A Home they Can Move Straight Into

Considering that, most buyers lack the expertise and experience to create something truly special if you have a gift for home renovation then it might be an idea to make the most of it.  Some potential buyers are looking for that gorgeous designer kitchen, marble floors, walk in rain showers, sunken baths etc.  This could boost the selling price to the top end of the scale.  don’t forget that you should check to see the prices of other similar homes in your area.  If your home is much more than all the rest you might get nosey neighbours coming to take a look and be stuck with an overpriced home that has cost a fortune to fix up.

Timing!!!

Timing when to sell your home if you have the freedom to do so is important.  You may need to release the money in it quickly and push for a fast sale.  But, most of us will decide when we move. It makes sense to look for a time that people are wanting to buy properties to increase the potential offers you will be given. Don’t forget that the housing market is booming right now, so the chances of getting a good price are high.

In conclusion

It is important to decide what type of homebuyer you intend to market to and make the necessary preparations.  At the end of the day, this will be influenced by how quickly you need to sell and how much of its market value you want to secure.

        Great tips. As I am currently looking to buy, I would say don’t spend money putting new carpets in. Usually they look cheap and as a buyer I want to rip out the beige immediately.

    A very good list.
    I am always surprised at the number of people who spend money inside on new kitchens, bathrooms etc but leave the front of the property untidy and overgrown. Curb appeal is critical whether you are selling as a do-er upper or a ready-to-move in home.

    This is great advice for anyone looking to sell their home. I moved in with my fiance who bought a fixer upper. I can’t imagine ever selling but one day it won’t be of use to us. It’s big so we will downsize at some point.
