This had an effect each time we looked to purchase properties. Having had experience in this area I thought it might help to talk about it with you all in case you are self-employed etc and looking to buy a property.

Buying a home is a big financial decision. However, self-employed individuals may be more likely to be able to afford their own homes than those who work for someone else. But that doesn’t mean that it’s more straightforward. Buying a home as an employee is different from buying a home as an independent contractor. You often have a lot more to prove financially.

What to Expect from the Home Buying Process When You’re Self-Employed

When it comes to buying a home as a freelancer, there are some things you should know. Instead of 3 months’ payslips that you might need as an employee, you often need to show 2 years of your financial history. It helps to have all your records in order. It may be advisable to get your accountant to help with this. For some, this can be a problem if they’ve only just become self-employed or they’ve taken time off from work temporarily when having children etc. This is because you will need to show a steady long term income. As a result, you might also be offered less of a mortgage if you’re considered a risk.

It helps to have a large sum set aside to put towards your home purchase. This means you won’t need to borrow as much, and won’t be considered as much a risk to lenders.

Ways to Buy Your First House as a Self Employed Individual

There are a few ways to get your first house when self-employed. This includes buying with cash or using a mortgage. If you’re not sure how this can work or what you might be able to borrow, you might want to work with a specialist, such as CIS mortgage, to get a better idea. Even if you have a big enough deposit, you may still need to work on a few things financially in order to get set up and running.

Buying a house is one of the biggest purchases that you will make. It is also one of the most important. Therefore, it is important to learn from other people’s mistakes and take the proper steps to ensure that you are successful.

Here are some helpful tips for when buying your first home:

You’ll need a good credit report and credit history.

Get pre-approved for a mortgage before you start looking for houses. 

Make sure that you have saved as much as possible. The less you need to borrow the more likely you’ll be approved for a mortgage and the less it will cost you in interest.

Make sure that you can afford the type of home best suits your needs. If not, consider a cheaper area or flat.

Be flexible with your needs and requirements. This will help you find a home that can work for you sooner rather than later.

Factor in the fees and taxes that you’ll need to pay so that you’re not caught off guard at the end of the process.

      It certainly will. It helps to do this as some sellers will need to sell quickly. If you don’t have things ready then it’ll slow down the process and they may overlook you in favour of someone else that has already done that.
